Update on Drainage Issues
Posted on Apr 16th, 2016

Hello Neighbors,
The association has been working on the storm water drainage and ditches in the community. You may have noticed recent cleaning and cutting of existing ditches, which was the first step in repairing our drain system. Our next step is to have all of the pipes, culverts and drainage boxes cleaned. During a recent survey of the pipes we discovered the pipes and boxes are at least half full and some completely full of sand and debris. After the pipes are cleaned, we will re-assess the condition of the ditches and make necessary repairs to the ditches to ensure water flows as it was originally engineered.

As the community works on the common areas, I am asking everyone to pitch in for this project by working on and maintaining your area.  Each homeowner is responsible for basic maintenance of the ditch on their property, keeping it clean and clear of trees or bushes that prevent water flow. Individual homeowners also are responsible for keeping the culvert under their driveway clear.

During a meeting with an engineer, we were reminded that we have very little fall in our ditches, meaning there is only a few inches of downhill pitch. With the lack of fall the smallest amount of debris can stop water flow. Leaves, tall grass, trees, plants, and bushes will prevent the water flow.  If you have any of this in your ditches – please clean them as soon as possible.

Thanks for your help as we work together to solve this problem.
